Today we finished sheathing the South Gable end of the house. We had to take down the staging and assemble the "Tower" to reach the peak. After finishing the sheathing, we installed the rake boards.

Today's weather was absolutely beautiful, plenty of sunshine and a light breeze keeping you cool and refreshed. The day was spent framing and raising the 2nd story interior walls. All walls were tied-in with top plates, increasing the strength of the structure.

Today we were rained out for most of the day. However, two of us managed to get in a few hours after the rain had passed. We framed and raised interior walls on the 2nd story.

Today we assembled and set the dormer walls - Southern and Northern - respectfully. The weather was amazing today,October 8th never felt so good on Nantucket!

Today we finished the remaining work on the 2nd story deck. After that we measured, cut and prepared our dormer walls. We also assembled seven window headers for the 2nd story.

Completed Floor Joists - 2nd Story Deck

Today we completed installing the remaining floor joists on the Northern side of the house. After that all plywood was sent up to the 2nd story. On Monday we will begin constructing the 2nd story deck.

As for the weather in New England, you never can be too sure, the last photo tells the story.

Interior Wall - Site Visitations

Today we were at 50% output capacity. Rob and Dawood completed the final interior wall, and measured the Northern wall in preparation for installing the floor joists. The wind made work on the staging difficult today.

Thursday also brought a constant flow of enthused visitors to the site from morning to afternoon.

Dawood was "a bit distracted" after his wife phoned, telling him that her contractions were occurring regularly.

Today we built the remaining interior walls and set the floor joists on the Southtern side of the house.

1st Story Interior Walls

Today we we inspected the North, South, East, and West walls to insure that the concrete had cured properly after being poured yesterday. The day continued with the framing of the 1st story interior walls.

Poured First Story Walls

Today we prepared the last pieces of horizontal and vertical steel and set them in place. We also covered the tops of the East and West walls with strapping to prevent any concrete from spilling on to the ICF dimples. At 8:30am Reis Trucking arrived with a redi-mix truck and a pump truck, and we poured the first story walls.

Metal Work and Prepare for Concrtete Pour

Today we completed all block work, set the metal (rebar), and made the final preparations for Monday's concrete pour.

Interior Staging, Block Work, and J-Channels

Today we installed the interior staging, this will allow us to continue with the remaining courses. Once the staging was assembled we continued adding the remaining courses and installed the metal J-channels.

Blocks, Bucks, and Walls

This is "The Big Red Truck" delivering the next set of blocks for installation. The blocks used will form the 1st story and part of the 2nd story walls. Rumor has it, that the Big Red Truck, has "come out of retirement" so it can contribute to this noble cause?

Today we installed all window and door bucks. Then we assembled the courses that are the 1st story walls, as seen in the photos. The process has been likened to working with - "large Lego blocks," because of the ease with which they fit together.

I originally shot this photos because I liked the lighting, the sun really gave a different feeling to the house. However after looking at the photo, I thought, it is difficult to know if traditional block or redi-form foam block is being used.

Marking Interior Walls - Setting Blocks for 1st Story Walls

Today we began marking out the walls for the 1st floor interior wall. After this we began preparation - marking and cutting blocks - for the next eight courses to be set in place. These next eight courses of blocks will be the interior and exterior walls for the house.

Foundation Back-fill and Deck Framing

Today the foundation was backed-filled by - Atlantic Aeolus, they did a great job! After they finished, we continued framing the back deck .

Back-fill Preperations and First Floor Deck

Today we prepped the walls of the house in order for them to be back-filled. First we applied a green adhesive - seen in the photo - for waterproofing. Then we applied the waterproofing membrane and sealer immediately after. All sand must be removed from around the foundation in order for the adhesive and membrane to function correctly.

After we completed this process, we continued framing the first floor deck.

Staging - Ledger Boards - Deck Framing

Today we set up pipe staging, installed the ledger boards and started framing the deck. Tomorrow we will apply the waterproofing membrane , put down the plywood sub-floor and have the foundation back-filled.

Block Home - Tom Nevers

Tennis balls were used on the ends of staging spikes as a precaution to prevent anyone from tripping over them when they are driven into the ground.

Cured Foundation - Ready to build

Here is the foundation - of block - after 17 yards of concrete was poured into the structure. As you can see from the re-bar sticking out, the entire foundation is interlocked, making it a complete - foam/concrete/metal - reinforced structure upon which a home can be built.

Today we installed the final pieces of metal, and foamed any openings in preparation for Monday's concrete pour. Reis Trucking is scheduled to deliver 6yrds of concrete to fill the ICF foundation blocks.

Dry Footing - Redi-Form Delivery - 1st Course Goes Down

Today started by checking the footing after it dried, making sure that the concrete had settled well, and was now ready to be built upon. A crew from local surveyors - Jeff Blackwell & Associates - are pinning the corners making it "true to the plans," this process took about 2 hrs.

After checking the footing, the first delivery of reddiform blocks arrived. The blocks measure -
9 5/8"x 12"x 48" - and one "group", as seen in the photos is five cells long. The blocks are light, one group - five cells - weighs 3 pounds.

Once the blocks were stacked, we then shoot 2"x 4"x 12' boards into the footing to serve as an outline and a brace for the blocks.

Finally, we set the first row of blocks. Setting the blocks in not difficult, the only time consuming part is cutting and wiring the short peceies of metal rebar into the blocks.

Frame for Footing and Redimix Cement Truck

Today we built the frame that will hold the concrete to make our footing. The forms are built from basic 2"x 8" pine and 1"x 3" strapping, and are held in place by rebar spikes. After the forms were assembled and inspected, they were ready to be poured. The building process for the forms was completed by Rob and Steve. After that, the redi-mix truck arrived and poured 6 yards of concrete to make our footing.

Excavation Begins

Today the excavators arrived bright and early and we broke ground. The project is officially underway!

Wood and metal rebar are the first materials delivered to the site. These materials will be used to create a masonry form into which the house's concrete footing or (firm foundation) will be poured.

21 Berkeley Street Tom Nevers

This project is an initiative carried out by the H ousing Nantucket Organization; which has set out to use alternative forms of building materials and solar energy in an affordable housing unit in Tom Nevers Nantucket, MA. Over the last few years we have witnessed a continual increase in the cost of of fossil fuels. This choice - to use Insulated Concrete Foam and solar heat - by the HNO, will greatly assist residents by drastically lowering heating costs.
As residents of the Global Village, it is our collective responsibility to commit ourselves to carbon footprint reduction and the application of alternative energy. Thus, it is our hope, that Housing Nantucket as an organization, will continue to be a vanguard in its unrelenting efforts to serve our Island community, by offering sustainable community housing opportunities.
